Estate agents are allowed to operate and conduct property viewings again at lockdown Alert Level 3.
We must, however, take all possible measures to conduct viewings safely and with the safety of all our clients in mind.
The following protocols must be adhered to by all parties:
VIRTUAL VIEWINGS MUST BE UNDERTAKEN FIRST BEFORE PHYSICALLY VISITING THE PROPERTY:
Initial viewings should be done virtually wherever this is possible, and physical viewings should only be conducted where buyers have studied all available virtual material and thereafter have expressed definite interest in a particular property. A physical viewing of the property can be arranged in line with viewing protocols, and on express consent of the Property Owner/Inhabitant.
ALL CLIENTS TO AGREE AND CONSENT:
Clients (current inhabitant of the property) will be required to sign relevant consent forms prior to potential buyers / tenants being brought to their property.
All potential clients (Buyers/Tenants) must agree to all viewing safety protocol information prior to the viewing and must agree to adhere to it at all times.
ALL PARTIES TO DECLARE ANY COVID19 SYMPTOMS:
All parties are required to declare:
The presence of any observable symptoms associated with Covid-19, as it relates to fever, cough, sore throat, redness of eyes, shortness of breath (or difficulty breathing) body aches, loss of smell/taste, nausea, vomiting, diarrhoea, fatigue and/or weakness.
Also declare if any immediate family have been experiencing any of these symptoms 14 days prior to the viewing and/or whether they have been in contact with a confirmed case of Covid-19.
If so, the Estate Agent and their Potential Clients should not be permitted to enter the property.
LIMITED NUMBER OF VISITORS:
To ensure that social distancing can be practised, agents must restrict the number of people who attend a property viewing to the minimum. Viewings should be limited to the decision makers where possible. It is recommended that a maximum of two people from the buyers’ and/or renter’s party attend a private viewing.
HAND SANITIZING:
The agent will be responsible for sanitizing all visitors’ hands before they enter a property.
FACE MASKS DURING PROPERTY VISITS:
Agents and potential buyers / tenants, as well as sellers must wear face masks during property viewings.
POTENTIAL BUYERS MAY NOT TOUCH ANY SURFACES:
Buyers will not be allowed to touch any surfaces or any handles or other objects within the property. Sellers can assist by leaving doors in the property open and lights turned on.
SELLERS / INHABITANTS MUST PREFERABLY WAIT OUTSIDE DURING VIEWINGS:
To minimise contact with visitors to the property, sellers are encouraged to vacate the property during viewings if it is possible. They can however, remain on the property, but preferably outside if possible. Should the Client (current inhabitants of the property) not be able to leave the property, or remain outside, they will be encouraged to remain in one section of the property to observe social distancing protocols.
PROPERTIES SHOULD BE CLEANED AFTER VIEWINGS:
After a viewing has taken place, homeowners are advised to clean and disinfect all surfaces, especially ‘high touch’ areas such as door handles.
